Yes, Ken and Jenny both sound like they are saying "liǎojiě", but in the written transcription this word is written in pinyin as "lǐjiě". "li3jie3" and "liao3jie3" are two different words.

For "I don’t understand what you mean.", "lǐjiě" is accurate.

(1) "lái" means "to come" and "let me" ??(yes)

(2) "qǐng" means "to invite" and "please" ??(yes)

(3) The pdf appears to be wrong. One of the sentences on the pdf is not on the podcast, they use a different sentence (Thank you for pointing that out, we'll upgrade these old lessons)

(4) is there a tone on the "chu" part of "qīngchu" ? The pdf's do not have one but it sounds like there may be a third tone to me. (楚 is the third tone, but in 清楚 it pronounced as neutral tone.

理解 (lǐjiě) has the meaning of "to understand". It usually will refer to understanding what someone has said, or a person's way of doing something or why they have done something in a certain way, i.e.:

我理解这个句子的意思。(Wǒ lǐjiě zhège jùzi de yìsi.)

我能理解他为什么这么做。(Wǒ néng lǐjiě tā wèishénme zhème zuò.)

明白 (míngbai) also has the meaning of "to understand", however, it also implies that something is clear.

我明白这个句子的意思。Wǒ míngbai zhège jùzi de yìsi.

The difference is that you cannot say "我能明白他为什么这么做"。(Wǒ néng míngbai tā wèishénme zhème zuò.)
