John: Ah, I see. That does sound like a good way.

Jenny: 嗯

John: Yeah, I've done that too actually.

Jenny: 啊,是不是发现的一些'loophole'有没有?

John: Uh, I haven't. These contracts are pretty standard it seems like.

Jenny: 嗯,真的【而是】

John: So, as long as you don't find someone crooked, uh, you should be OK.

Jenny: 嗯。好,那今天我们的课就到这了,如果你有任何问题的话呢都欢迎到Chinesepod点com.

John: OK, so some of these agents do have contracts that are also in English.

Jenny: 对,但是通常可能中介费会更贵

John: OK, so the agent fees are higher in those cases.

Jenny: 对

John: So, what should we do if we're a foreigner in China looking for an apartment?

Jenny: 喔,我觉得最好还是带一个中国的朋友,带一个同事啊,朋友啊,跟你一起去签合同

Jenny: 对,你会带护照,然后呢我觉得最重要的可能【是】语文问题

John: Yeah, there's this whole language issue because this contract they're signing, I imagine is all in Chinese.

Jenny: 对,一般合同都是中文的,哪有一些中介就是专门外国人找房子的,那些人那些中介'agents'他们会说一些英文。。。。

Jenny: 百分之,百分之

Jenny: 对,所以说,啊比如百分之五十就是'50%'

John: OK, so this is 百分之三十五

Jenny: 嗯

John: OK, 35%

John: Alright, broadband.

Jenny: 好。那这个房子里有宽带。看样子是很不错的一个房子啊,所以房客很满意。那中介就说:‘好,我们现在签合同吧’。【中介要】问他们要身份证,‘身份证’

John: OK, 身份证, right?

John: Alright, 4th tone, 寄, right?

Jenny: 对,单子每个月会寄到你的信箱里

John: Got it. And then, another important question, speaking of electronic stuff...

Jenny: 啊,就是有没有宽带,‘宽带’

John: OK, and so quite literally this means 'broadband'

John: So, the word for mailbox is?

Jenny: 信箱,信箱

John: OK, 4th tone, 1st tone, literally 'letter box', right?

Jenny: 嗯,对

John: And the verb again?

Jenny: 寄,就是‘寄信’

John: So, it's some kind of piece of paper with official looking stuff on it.

Jenny: 对,那比如说你的‘水电煤费用’。他们每个月都会写在一张单子上

John: OK

Jenny: 然后你拿着那个单子就去付钱

John: So, this piece of paper, this bill is a kind of 单子.

Jenny: 对,那么租房子的时候呢,通常物业费都是房东交的,然后水电煤就是房客自己交

John: Right so the tenant has to pay the water, electricity and gas bill. So how do these bills come to you if you're living in an apartment in China?

Jenny: 這些单子每个月会寄到你的信箱里,单子每个月会寄到信箱里

Jenny: 对。那除了物業費呢還要交水電煤,水电煤

John: alright, so what is this weird, uh, water electrical thing?

Jenny: 其实是三样不同的东西

John: Oh so it's 3 things?

John: OK, so 费用 means "fee" right?

Jenny: 嗯,那这里就是跟租房子有关的一些钱

John: So it's not so much what we call "fees" in English as "bills", right?

Jenny, 嗯,对的对的

John: So 交费用 means to pay the bills, right?

Jenny: 是的

John: So this 交 is 1st tone right?

Jenny: 嗯。没错,交费用,交钱。那么你要交物业费。物业费。

John: ok so this is another fee, in this case 物业 refers to property management, right?

Jenny: 对,就是很老实

John: Ahh, OK.

Jenny: 嗯,但是,房东又说了,我看你蛮老实的,所以我就给你便宜一点吧

John: Deposit money.

Jenny: 嗯

John: So, you have to put down the deposit equal to one month's rent, is that right?

Jenny: 嗯,是的。一个月租金,所以‘付三押一’就是以前付给房东三个月的租金,然后呢再给他一个月的租金这个是押金

John: So, you've got to pay four months upfront.

Jenny: 嗯

John: OK, so the rent, the price of rent. So, 租金 is two 1st tones, right?

Jenny: 对,‘租金’。那么租房子的时候呢【刚开始先】多付一点钱,通常就是‘付三押一‘,‘付三押一’
